When a flood or water damage occurs, there is a short window of time when water damage remediation is essential to prevent bigger problems. If water damage is left untreated or partially treated, mold water damage may begin… which can cause long-term problems and damage the health of people exposed to the mold growth in the building. If steps are taken within the first 24-48 hours after the water damage occurs, it is possible to avoid these mold problems.

INITIAL WATER CLEANUP PROCESSES

As soon as a building is exposed to water from flooding or leaking, a few steps can be followed in order to prevent mold water damage. The first step to water damage remediation is obviously to stop the source of the flooding problems, and this usually involves repairing pipes or stopping a leak from outside. Next, excess water needs to be removed with heavy duty vacuums, fans can be used to dry the affected area, and dehumidifiers help to remove the moisture from the air.

It may also be necessary to pull up any carpet or other flooring that was affected by the water. Insulation, ceiling tiles, and other porous surfaces may need to be removed and replaced depending on the damage that has occurred. If these materials are not replaced, they can provide the perfect breeding ground for mold water damage because they will continue to hold the moisture for a long time. During the first 24 hours, it is possible to salvage some of the items within the building. For example, certain types of electronics may be usable such as computers, medical equipment, fax machines, printers, etc. When these things are removed from the flood site, it is necessary to turn off the power and keep them off for several days. Corrosion can be prevented by decreasing the humidity by drying out the equipment.

WHEN MOLD BEGINS TO GROW

It usually takes about 48 hours for the mold to begin to grow, and if areas within the building have been wet for this period of time it is necessary to take additional water damage remediation steps in order to stop the mold water damage. Keep in mind, 48 hours is a general rule of thumb and mold may begin to grow faster if the building is located in a humid area.

If there is doubt about whether or not the building materials may be affected by mold, professionals should be consulted in order to determine if there are mold spores present. If the mold is not visible to the naked eye, it can still be present, and the only way to be sure is with professional tests to determine the mold growth. Dealing With Mold in Your Home

Black mold health symptoms are varied and many, and often quite severe. While black mold is perhaps the type of mold we hear about the most, there are other toxic molds with which to be concerned, as well. Black mold removal can be quite the challenge, and some other molds are difficult to remove, as well. We’d like to give you some important information about toxic mold, how it may affect you and what you can do about it. Becoming informed is the first step to protecting yourself and your family.

According to expert organizations like the Mayo Clinic and the Centers for Disease Control and Prevention, there is a frighteningly long list of black mold health symptoms, including chronic sinus infections; worsening of asthma symptoms in people previously diagnosed with asthma and the development of asthma or asthma-like symptoms in people that previously did not have asthma; allergic reactions; headaches; dizziness; difficulty concentrating; and infections of the lungs and respiratory tract. Young people, elderly people and people with compromised immune systems are more susceptible to health problems caused by black mold, but the mold has been known to cause symptoms, sometimes severe symptoms, even in previously healthy individuals. REMOVAL

Black mold removal is a time-consuming and very involved process. Your contractor must be licensed, and must identify all areas of the home that are infected by the toxic mold, then seal off those areas of the house to prevent mold spores from spreading as they complete the black mold removal process. All affected areas Must be cleaned with a commercial grade anti microbial product, and in some cases, drywall and studs should be removed by your contractor. Any sources of moisture in the affected areas must be identified and stopped, or else the mold issue will just come back. Any porous materials that cannot be thoroughly cleaned such as carpeting or insulation, must be properly disposed of in appropriate environmental facility, by your contractor. All moldy materials must be handled with extreme caution by your contractor, so that mold spores are not spread to the rest of the house, then encapsulate any mold that can not be completely removed.

Cover Mold Removal?

Don’t wait until you have a household mold problem to ask “does homeowners insurance cover mold removal?” Find out in advance if your insurance will cover a problem if one arises. Mold removal can be extremely costly, so you don’t want to find out too late that you’re not covered.

Coverage really varies from policy to policy, so the only way to know for sure if your policy will cover mold removal is to read your policy carefully. Colyer Services will analyze your policy for you, if you believe you have mold. Some insurance policies contain exclusions, specifically saying they will not cover mold removal. Some will cover mold removal only under certain circumstances. Some will pay for mold removal but not for mold testing, even though you may need to have your home tested for mold in order to find out if there is mold there that needs to be removed. Some will pay only a limited amount for mold removal, even if the actual mold removal process costs more. In some cases, you can pay extra to have insurance for mold remediation.

If you live in an area prone to flooding, this is definitely something you should look into.

Water Damage from a Leaky Roof

Homeowners insurance usually won’t pay for water damage that results from a leaky roof, and most policies won’t cover mold damage that results from a leaky roof, either. However, if something happens like a tree limb falls and crashes through your roof, leaving a hole in the middle of a rain storm, that damage usually will be covered by homeowners insurance. In that case, your insurance policy might also cover any resulting mold damage.

Water Damage Due to Broken or Leaky Pipe

Homeowners insurance does not usually cover water damage due to something like a leaky pipe. If your insurance policy doesn’t cover the damage due to the leaky pipe, it probably will not cover a mold problem caused by leaky pipe, either. Some insurance policies will pay for damage resulting from a burst pipe, though, and in that case, they may cover a mold problem resulting from that burst pipe, as well.
